RESIDENTIAL OVERVIEW

TS3 Architects has designed and renovated over 2,500 units in 16 multi-family developments throughout VA and MD.  We have successfully:

• Prepared massing studies.
• Completed Site Analysis and site plan options.
• Completed design in compliance with the Low Income Housing Tax Credit (LIHTC) Program.
• Provided design documents and submitted Applications to VHDA in order to secure tax credits for the 9% Credit Reservation Application and 4% Tax-Exempt Bond Application.
• Received EarthCraft Certification on 6 developments.
• Provided designs in conformance with VHDA’s Minimum Design and Construction requirements.

HUD PROJECTS

• Designed in accordance with HUD Multi-family Accelerated Processing (MAP) Guide, January 2016
• Assisted with Appendix 5F – “HUD Architectural Review Report” for Pre-Application Exhibits
• Prepared VHDA applications
• Incorporated Universal design, Energy Star, and EarthCraft criteria
